Booking terms & conditions

These are the terms on which we let our holiday home, No. 8 Waterfront Terrace at Haven Kent Coast Holiday Park, Allhallows-on-Sea, Rochester, Kent ME3 9QD. By making a booking on this website you confirm you've read and accepted them.

1. Who you're booking with

You're booking direct with the owner — Mike Moore — not with Haven. Haven runs the park and its facilities; we own the holiday home itself.

2. Who can book

The lead guest must be at least 18 and will be the named contact for the booking.

The maximum occupancy of the holiday home is eight people. Children count as guests. We can't allow more than eight people to stay overnight — this is a Haven park rule and an insurance condition.

3. How a booking is made

  • You pick your dates on the booking calendar at /booking and submit your contact details and party size.
  • You'll receive a booking reference (in the format 8W-XXXX) and our bank details by email.
  • Your booking is provisionaluntil we've received payment in full.
  • Once payment clears, we'll send a confirmation email. From that point the booking is confirmed.

We aim to confirm bookings within one working day of receiving payment.

4. Payment

Payment is by bank transfer to:

  • Name: Mr M R Moore
  • Sort code: 20-24-00
  • Account number: 60269832
  • Reference: Your booking reference (e.g. 8W-XXXX)

Payment in full is due within five working days of the booking being made. If we haven't received payment by then, the slot is released back to the calendar and the booking is cancelled.

We don't accept cash, card, or cheque payments for direct bookings.

5. Cancellation by you

If you need to cancel after your booking has been confirmed, the refund depends on how far in advance you let us know:

  • More than 8 weeks before check-in:full refund, minus any bank-transfer fees we've incurred.
  • Between 4 and 8 weeks before check-in: 50% refund.
  • Less than 4 weeks before check-in:no refund — but if we manage to re-let the dates at the same price, we'll refund you (minus a £50 admin fee).

We strongly recommend you take out holiday insurance to cover yourself for cancellations within the no-refund window.

To cancel, email mike@8waterfront.co.uk with your booking reference.

6. Cancellation by us

In the very rare event that we need to cancel your booking — for example, due to damage to the holiday home, a Haven park closure, or another reason beyond our control — we'll let you know as soon as we possibly can and refund any money you've paid in full. We can't be held liable for any other costs you may have incurred (such as travel or insurance).

7. Check-in and check-out

  • Check-in: from 4:00pm on the day your stay starts
  • Check-out: by 10:00am on the day your stay ends

The holiday home is on Haven's park, so all guests will need to check in at Haven reception on arrival to collect park passes. Your booking confirmation will include details for this.

8. House rules

When you stay with us, please:

  • Treat the home as your own. Use the furniture, fittings, and equipment with care.
  • No smoking or vaping anywhere inside.Smoking is allowed on the deck — please use the ashtray provided.
  • No pets, please.The holiday home isn't pet-friendly.
  • No parties or events. This is a quiet, family park. Music after 11:00pm should be kept to inside the home.
  • Stick to the guest count on your booking.If party numbers change, let us know in advance — extra guests can't be added on the day.
  • Leave the home as you found it on the last morning. Bin liners, dishwasher tablets, and laundry instructions are in the welcome pack.

9. Damage

We don't take a damage deposit, but you (the lead guest) are responsible for the condition of the holiday home during your stay. Minor wear and tear is expected. Significant damage, breakage of furniture or appliances, missing items, or excessive cleaning will be charged at cost. We'll always show you the invoice or receipt for any charge.

Please let us know about any damage or breakage as soon as it happens — no judgement, it makes things much easier to put right.

10. Park rules

Because the holiday home sits inside Haven Kent Coast, Haven's own park rules apply during your stay (covering park access, the pool complex, activities, and so on). Haven will give you a copy of their guest information when you check in at their reception.

11. Park passes and facilities

Your booking includes Haven park passes for all guests in your party, giving you access to the pools, the entertainment venues, and the standing activities. Bookable sessions (such as climbing, NERF, and Creative Studio workshops) are run by Haven and pay-as-you-go — you can book them on the My Haven app or at Haven reception.

We can't be held responsible for any temporary closure of Haven facilities. If Haven closes a facility during your stay (for maintenance, weather, etc.), that's between you and Haven — but do let us know and we'll help where we can.

12. Use of photos and video

The photos and floorplan on this website show our actual holiday home where stated. The walk-through video on the holiday home page uses footage supplied by Victory Leisure Homes (the manufacturer of the Davenport range). The layout matches ours; fixtures and finish may vary slightly.

13. Liability

We're not liable for any loss or damage to your personal belongings during your stay, or for any injury, illness or accident on the park, except where caused by our own negligence and to the extent the law allows. We're not liable for circumstances outside our reasonable control (weather events, Haven park closures, supplier failures, etc.).

Nothing in these terms limits or excludes our liability for death or personal injury caused by our negligence, fraud, or any other liability that can't be limited under English law.

14. Complaints

If anything's not right during your stay, please tell us straight away — by phone, text, or email — so we can put it right. If we can't resolve it during your stay, write to us within 28 days and we'll do our best to sort it.

15. Governing law

These terms are governed by the laws of England and Wales. Any dispute will be resolved in the courts of England and Wales.

16. Changes to these terms

We may update these terms from time to time. The version that applies to your booking is the one that was on the website on the day you made the booking — we'll keep an archive if you need to refer back.
